What is a cash offer on a house?
When a buyer makes a cash offer on real estate, it means they don't need to use a mortgage, as most homebuyers do. They have enough in the bank to buy the property.
In a hot real estate market, money talks, but not everyone can make a cash offer on a house or vacant land.

CONTRACT
What is the contract? It's defining as purchase and sale agreement.
A purchase and sale agreement is a real estate contract. It’s a written agreement between buyer and seller to transact real estate. The buyer agrees to pay an agreed-upon amount for the property. The seller agrees to convey the deed to the property.

We always work with Licensed Title Companies, their name will be write in the contract too, this make the process simpler and safe for everyone, the Title Company will have the Insurance to close the deal, if anything happens all the parts of the contract will have the Insurance to handle.
CLOSING THE DEAL
Now is the time that the Licensed Title Company will handle the paper work and be sure that the processes will be safer for all the parts.

First the Title Company will open the Escrow Account and the buyer will deposit the escrow money that is specify over the contract.

After this the Title Company will handle the Title Search and Title Insurance that means that will provide peace of mind and a legal safeguard.
They ensure that when you buy a property, no one else can try to claim it later. A title search is an examination of public records to determine and confirm a property’s legal ownership and find out what claims, if any, exist on the property. If there are any claims, they may need to be resolved before the buyer gets the property.
Title insurance is indemnity insurance that protects the holder from financial loss sustained from defects in a title to a property. It protects both real estate owners and buyers against loss or damage stemming from liens, encumbrances, or title defects.
CLOSING DAY
This will be the day that the Licensed Title Company will schedule to have all the paper work done and finalize the deal.
On this day the seller and the buyer will assign the paper work and the HUD with all the numbers from the deal, included all the taxes.

The HUD will explain how much money the buyer need to pay minus the money that was already paid to the escrow at the beginning and will tell the seller how much money they will received after all the duties paid, like taxes, HOA, FIRPTA for foreign owners and other duties if have.

After all done and sign, the buyer do the final transfer to the escrow account and the Licensed Title Company do the final total transfer or check to the seller.

After all done the HUD will be executed and the property will have a new owner!
